Terms of Service
These terms cover your use of Aldwell, a shared maintenance workspace for small self-managed condo and co-op boards. Aldwell is run by Derlen Chiu, an individual, referred to here as "we." By using Aldwell, you agree to these terms. Our Privacy Policy explains how we handle information.
Using Aldwell
You must be at least 18, and allowed by your Board to use Aldwell for your Building. You're responsible for activity under your account and for keeping access to your email or Google account secure.
Early pilot
Aldwell is in an early pilot and is free for now. Features may change, break or be removed. We'll give you notice before charging for anything, and you can stop using Aldwell at any time.
Your Building's records
Your Board keeps ownership of what it adds. You give us permission to store and process that content only as needed to provide Aldwell. You confirm that you're allowed to add it, including contact details for Unit owners and Vendors, and that doing so follows the law and your Building's rules.
AI proposals and starter content
Aldwell can use AI to read Documents and propose details, and it may offer starter lists of obligations and notice templates. These can be wrong or incomplete, so check them before confirming or relying on them. Aldwell doesn't give legal, engineering, insurance or financial advice. Your Board remains responsible for its legal duties, deadlines, inspections and decisions about your Building.
Acceptable use
You agree not to:
- access another Building's records without permission;
- interfere with the service, or try to bypass its security;
- upload malicious files, or use Aldwell to send spam;
- use Aldwell in a way that breaks the law or harms others.
Leaving and ending access
Your Board can leave at any time and export its records first. We may suspend or end access if these terms are broken, or to protect people or the service. If we end the pilot, we'll try to give reasonable notice so you can export your records.
No warranty
Aldwell is provided "as is" and "as available," without warranties of any kind, to the extent the law allows. We don't promise that it will be uninterrupted or error-free, or that it will prevent missed deadlines or data loss. Keep your own copies of important records.
Limit of liability
To the extent the law allows, we won't be liable for indirect, incidental, special or consequential damages, or for lost profits or data. Our total liability for any claim is limited to the greater of what you paid us in the 12 months before the claim, or $100.
Changes
We may update these terms. We'll post changes here and update the date above, and we'll tell you about material changes. Continuing to use Aldwell means you accept them.
Governing law
New York law governs these terms, and disputes will be handled in the state or federal courts located in New York County, New York.
